A demolition permit have been issued for a 1.5-story masonry residential building, located at 2725 W Potomac Avenue in West Town. In February prior to the current demolition permit, the owner Dubbs Enterprises LLC filed under Mark Pimperton was issued a construction permit for a three-story residential building with a basement and three total units. The official floor count has yet to be confirmed, as a currently pending electrical permit lists the new structure’s height as four stories.

Additional information within the February filing description indicates three unenclosed parking spaces. As far as the design, Adrian Urbanowicz is serving as architect of record. No renderings have yet been revealed.

Future tenants will have near-immediate access to the 207-acre Humboldt Park, located less steps to the west and just across from N California Avenue. North and southbound stops for Route 94 can also be found at California & Potomac. Additional east and westbound stops for Route 70 are accessible via a four-minute walk southwest, while north and southbound stops for Routes 49 and X49 are available via an 11-minute walk southeast to Western & Division.

Transit for the CTA L includes access to the Blue Line, whose closest stop can be found via a 25-minute walk northeast to Damen station.

Dubbs Enterprises LLC is also serving as the wrecking contractor. No timeline is currently known for either the demolition or the future structure.
