The Zoning Committee has approved the zoning for a new four-story residential development at 1512 W Ohio Street in West Town. Located on an interior lot along W Ohio Street, between N Ashland Avenue and N Armour Street. Within a two-minute walk from the site is the Route 9 bus, accessed at the Ashland and Erie stop. The Ashland CTA L station, serviced by the Green and Pink Lines, can be accessed via an 11-minute walk. 1512 W Ohio LLC is in charge of the development.

The development looked to receive a zoning reclassification, changing the zoning from an RS-3 residential single-unit, for detached houses, to RM-4.5, residential multi-unit district. This reclassification was recently approved during the committee meeting and permits the construction of this new development.

Designed by Hanna Architects, the project will feature three dwellings, spread across each floor. There will be three parking spaces provided onsite in a detached garage at the rear of the site. The building will be masonry in construction and rise 45 feet high.

An existing two-story frame, multi-unit residence and a two-story frame multi-unit coach house will both need to be demolished before construction begins. Permits for the demolition of those structures have been filed, but have yet to be approved and issued. No official timeline has been announced for the development.
