Demolition permits were recently issued for a two-story residential building at 4242 N Claremont Avenue in North Center. The mixed-material structure contains multiple residences, and is owned by 4242 Claremont LLC.
The existing building lies on a narrow lot near the intersection of N Claremont Avenue and W Cullom Avenue, and is just one block east of the major thoroughfare of N Western Avenue. North and southbound access for Route 49 can be found at the Western & Berteau bus stop, a four-minute walk southwest of the property. Additional access for both Routes 49 and X49 can be found via a five-minute walk northwest to Western & Montrose. The east and westbound Route 78 is available at this same intersection. Routes 50 and 80, meanwhile, are slightly further to the east and south. For light rail, the CTA L Brown Line can be found at Montrose station, a 16-minute walk northwest of the site.
Nearby outdoor space consists a four-minute walk north to the 16-acre Welles Park. The N Lincoln Avenue corridor, which contains a variety of commercial and dining options, is reachable by foot six minutes due east.
Maria V Contracting, Inc. is listed as the wrecking contractor. The owner has not indicated a timeline or what will replace the structure. The area is zoned for RS-3, allowing for single-family residences and two-flats.
