Permits were filed last week for a two-story residential building at 1244 S Washtenaw Avenue in the Douglas Park neighborhood.
Currently, the 0.07-acre site sits empty at the intersection of S Washtenaw Avenue and W 13th Street. Nearby bus access includes a two-minute walk north to route 12’s Roosevelt & Washtenaw and a four-minute walk west for bus route 94, accessible from the California & Roosevelt stop. The nearest CTA L access includes the Blue Line’s Western station, which is a 22-minute walk northeast. Douglas Park itself sits two blocks west, containing a variety of recreational activities like golfing, mini golfing, soccer, and tennis. Schools for multiple education levels, as well as Mt. Sinai hospital, are all located within a 10-minute walking distance.
The owner, Jorge Sanchez, will also include a basement in the three-unit development. Fargo Group, LLC is the general contractor, while Luis A Martinez is the architect of record. No renderings have been revealed, however permits have indicated that North Lake Shore Development will be the masonry contractor, suggesting a partial or full-stone facade.
No completion date has been indicated for the $180,000 project, although groundbreaking will likely commence soon.
