A nine-unit building has been permitted by the City of Chicago for 2053 West Irving Park Road in North Center. Using the entity of Irving Flats LLC, which may or may not offer a hint as to the name of the new project, Mangan Builders is the site’s developer and general contractor. Approved on September 9 with a reported cost of $1.275 million, the permit had been in the Chicago Data Portal for 428 days since its application start date of July 8. 2025.

The permit calls for a four-story elevator building with nine dwelling units and one ground-level retail space. Architectural drawings show brick facades and indicate three studio units on the first floor and a pair of three-bedroom units on each of the three upper floors. Each of the homes on the second, third, and fourth levels will have outdoor terraces, half of them looking north and half facing south. There will be no indoor parking, but five surface spaces will be added off the alley at the rear of the lot.

Michael Cox & Associates designed the new building, which will replace a 125-year-old two-story masonry multi-unit residence. Real estate records indicate Mangan purchased the property back in 2022 for $695,000. A demolition permit will be required to knock it down before new construction can begin.

It is not yet clear if the new units will be offered for sale or for rent, though the presence of three studio units and the parking ratio might indicate rental apartments. Residents will find eastbound and westbound stops for the Route 80 bus right outside their door at Irving Park Road and North Hoyne Avenue. For north-south travel, the #50 bus is available two blocks east at North Damen Avenue. The Irving Park Brown Line elevated platform is located about a quarter of a mile east.
