Same-Day Permits Allow Church Demolition, Redevelopment At 1527 West Edgewater Avenue

Permits issued on September 3 allow the demolition of the former North Side United Pentecostal Church in Edgewater and the construction of its residential replacement. The demolition permit for 1527 West Edgewater Avenue, which will be carried out first, entered the data portal on July 7, 58 days before its issuance with a reported cost of $60,000. Tir Conaill Concrete is named as the demo contractor.

The new construction permit waited an even 100 days from its application start date of May 26 before it was issued with a reported cost of $1.3 million. The entity of 1527 Edgewater LLC is named as the property owner, with Bachula Development as the general contractor. Plans by Michael Cox & Associates call for a three-story plus basement, four-unit building with single-car and three-car detached garages. The main structure will have a private roof deck with a stair enclosure, a rear covered deck on the first floor, and front and rear decks on the third level. Another rooftop deck will be built atop the larger of the two garages. Wrought iron and privacy fences will enclose the property.

According to the 48th ward, a zoning change was approved in May from RS-3 to RM-4.5, which the ward’s advisory council approved before passing it on to City Council. Per Alderwoman Manaa-Hoppenworth’s newsletter, all four units will feature three-bedroom floor plans with one bicycle space for each residence. Though neither the permit nor the ward specify, it seems likely these will be for-sale condos.

Real estate sites indicate the property was sold in June for $715,000. According to the Edgewater Historical Society, the existing frame church structure dates to at least 1905, when it appeared as St. Paul’s Church on a Sanborn Fire Insurance map. The building was still shown on the neighborhood’s 1929 Sanborn map.

The subject parcel lies on a corner lot formed by West Edgewater Avenue and an angles alley running north-south, with an east-west alley at the rear. Nearby transportation options include bus stops for Routes 22 and 50 half a block east at North Clark Street and #84 at the east end of the block at North Ridge Avenue. The nearest rail station is the Bryn Mawr Red Line platform, just over half a mile on foot by following Ridge Avenue south to Bryn Mawr Avenue. The Thorndale platform is just a tad farther away to the northeast.
