The replacement permit was issued on Tuesday, September 1 for an 1888-built multi-unit residence in Lincoln Park that was permitted for demolition back in June. Landex Holding Company LLC now has permission to erect a three-story plus basement, four-unit building at 950 West Willow Street. The permit had been pending in the data portal since April 4, a duration of 150 days, and it came through with a reported cost of $950,000.

Charles Schwartz is named as the architect of record, with Fargo Group LLC listed as the general contractor. Specs include a four-story rear egress stair and a private roof deck with an access stair enclosure and a roof canopy. A three-car concrete parking pad will be included at the back of the property, which can be accessed from North Sheffield Avenue and from Willow Street.

As we noted when the demolition permit was issued, an administrative adjustment was granted in October to change the zoning on the property from RT-4 Residential Two-Flat, Townhouse, and Multi-Unit District to RM5 Residential Multi-Unit District. That would have allowed the previous owner to renovate the building. Instead, real estate records show that Landex Holding purchased the property in January for $750,000 and applied for a demo permit in March. We have not visited the site to confirm if demolition contractor Brophy Excavation has carried out the teardown; a seat in a passing Brown Line train would offer a view the building’s status.

Residents of 950 West Willow will live about a quarter of a mile away from the North/Clybourn subway station at West North and North Clybourn Avenues. Route 8 Halsted Street and #72 North Avenue buses make stops adjacent to the Red Line station. The Armitage Brown Line platform is about two blocks to the north, as are stops for Route 73 buses.

  2. There is such terrible density and land-use around this site, but they still have to demolish a great old building.

  3. FYI this has not been demolished yet, walked by earlier this week and no fencing/etc is set up.

  4. I didn’t think there was an 1880s house uglier than mine. By demolishing this one, it brings my residence closer to utter dominance in the terrible-aesthetics category. YIMBY!
