A vacant parcel on West Flournoy Street in the East Garfield Park Community Area will soon host three residential units, thanks to a new construction permit issued by the city last month. After spending 91 days in the Chicago Data Portal, 3401 West Flournoy is now permitted for a three-story, three-unit building with three surface parking spaces. A two-story wood porch will be built on the back of the homes, and wood and wrought iron fences will surround the lot.

ANM Mechanical Services LLC is the project’s developer and general contractor, with Angel Sida named as the architect of record. The permit was issued on July 14 and cites a reported cost of $400,000. It is not clear of the new units will be offered as rentals or for-sale condos.

Residents of 3401 West Flournoy will live within two-block walks of north-south CTA bus service via Route 52 along South Kedzie Avenue to the west, and east-west #7 buses to the north at West Harrison Street. The entrance to the Kedzie-Homan Blue Line platform is three blocks northwest at the Eisenhower Expressway.

  1. I want to be high on East Garfield Park but they need some commercial going there as well as residential. Projects like this are awesome, a good net benefit for the area. Would also love to see some new restaurants, businesses, etc to go there. I almost wonder if the Obama Center would have been better placed there but wouldn’t make sense from Obama’s perspective at all

    • Commercial likely will only follow after there is a critical mass of households. Plus there are still vacant commercial properties that still need to be filled before we build additional. Mixed use though would be great! There is a particular lack of grocery variety in the area.

  2. Just a heads up, the article lists both the addresses 3041 and 3401 W Flournoy, probably want to get that fixed

  3. Western Avenue has some retail. The Pete’s Fresh Market is rather upmarket. More residents will drive more retail.

  4. There is a huge difference north of 290 and south, they shouldn’t be considered the same neighborhood. They were pre-construction of 290 but no longer have any real relation to each other. South of 290 is basically an open air drug market along the exit ramps and blocks south while north of 290 is cleaning up nicely.
