The concrete foundation is now in the ground, marking the outline of the basement level for a new condo building at 1230 West Grace Street in Lake View’s Wrigleyville neighborhood. Waterproofing has been completed on the below-grade walls, and perimeter PVC lines have been installed around the structure, soon to be covered by backfill. Several vertical pipe stubs are already in place to connect sanitary and storm drainage systems as the building rises above grade.

The construction site spans 1230 through 1234 West Grace, which held a two-story multi-unit residential building until Bresani received permission from the city in early June to tear it down. They got started immediately, transitioning quickly to construction work. 360 Design Studio created plans for the three-story, four-unit building that Platinum Homes is erecting. The residences and a detached four-car garage will both be topped by roof decks, and units will feature rear porches on the first and second floors. The new permit, which carries with it a reported cost of 785,000, was issued in May.

The project page on the Platinum Homes website indicates all four units will be duplexes with four bedrooms and three and a half baths. One garage space will be allocated to each condo. Delivery is expected in summer 2027.

Located one diagonal block northwest of Wrigley Field, 1230 West Grace is surrounded by public transit options. The Sheridan and Addison Red Line elevated platforms are both within walkable distance. The #22 Clark bus stops northbound and southbound half a block east at Clark and Grace Streets. A two-block walk south to West Addison Street leads to Route 152 stops. For north-south travel, Route 9 buses west at North Ashland Avenue and #8 buses east at Halsted Street are all within four-block walks.
