The demolition permit was pending for two months before it was issued. It shows Buildmax Company Inc as the demo contractor at a reported cost of $20,000. It will be replaced with a three-story brick and frame structure holding two dwelling units. KLLM Architects is the architect of record, and Amazing City LLC will perform general contracting work. There will be a full basement, a rooftop deck, and a rear porch. A detached masonry two-car garage on the alley at the rear of the property accessed from North Lincoln Avenue to the west will also have a roof deck. The permit cites a reported cost of $850,000.

The one-to-one parking ratio and residence layout indicates these could very well be a duplex-down on the first floor and basement levels and a duplex-up occupying the second and third floors, but the permit does not specify if they will be rental apartments or for-sale condominiums.

861 West Lill is located about three blocks northeast of the Fullerton Red/Brown/Purple Line elevated platform. Route 8 buses are available less than a block east at North Halsted Street. Route 74 buses run east-west less than three blocks south along West Fullerton Avenue.
