A demolition permit was issued on June 16 to remove a frame residence and detached garage for redevelopment at 4519 North Western Avenue in Lincoln Square. The application start date is April 13, and it comes through with a reported cost of $19,950. Brophy excavation is named as the demo contractor for the property.

In its place, developer Aim Built Inc has a pending permit as of June 1 in the Chicago Data Portal to erect a four-story building. The ground floor will contain commercial space, with one residential unit on each of the three upper levels. The fourth floor will be topped by a roof deck and access enclosure. A detached garage on the alley connecting West Sunnyside and West Wilson Avenues will hold two parking spaces. Thomas Architects is designated as the architects of record, and Aim Built will handle the general contracting duties.

Real estate records describe the property as a single-family home built in 1895 with a detached two-car garage. the developer purchased it back in February for $395,000. As it is still pending, the new construction permit does not yet cite a reported cost for the new build.

Located just north of Welles Park, residents of 4519 North Western will live less than two blocks from the Western Brown Line elevated platform. Stops for northbound and southbound Route 49 buses are mere steps away, while Western Express stops are available one block south at West Montrose Avenue, where Route 78 buses also make stops. The Western Brown Line platform acts as a hub for Route 49B and #11 Lincoln Avenue routes.

    And just what was wrong with that house? All these new “better” places being built instead of holding our history. Keep the facade and redo the inside or back of it
