First Of Three Multi-Unit Buildings Permitted For Busy Stretch Of West Fifth Avenue

A permit issued by the city on June 8 allows a local non-profit developer to erect a three-story multi-unit residence at 4205 West Fifth Avenue in West Garfield Park. The permit’s application start date is February 27, coming through with a reported cost of $400,000 101 days later. Developer  TechCo Savvy Inc. will perform their own general contracting duties.

TechCo Savvy has two more permits pending on adjacent parcels at 4207 and 4209 West Fifth. All three permits call for three-story wood-frame structures designed by Bryan Hudson of Soma Design Consultants, but none of the permits specify the number of dwelling units. Details for 4205 West Fifth include a four-story rear metal porch that leads to a rooftop deck and a metal deck at the front of the first level. One asphalt-surface parking space and three bicycle spaces will be added.

Permits for 4207 and 4209 include two-car garages, one surface space, and three bike spaces, so perhaps the garage detail was accidentally omitted from the first permit. Those three parking spaces, and permits for three-story buildings, seem to indicate these will all be three-units constructions.

TechCo Savvy is also busy on the north side of the street. They received permits to build three single-family homes at 4206, 4210, and 4212 West Fifth Avenue in 2022, then added a fourth at 4214 West Fifth in 2025. The three new multi-unit homes will fill in a vacant lot on the southwest corner of West Fifth and South Keeler Avenues, which is home to an eastbound Route 7 CTA bus stop. The westbound #7 stops about two blocks north at West Congress Parkway. For north-south travel, Route 53 buses are available two blocks east at South Pulaski Road. The Pulaski Blue Line platform is about a half-mile walk northeast via Fifth Avenue and Pulaski Road.
