Mixed Use Development Selected As Winner Of Auburn Gresham RFP

The Chicago Department of Planning and Development has selected a winning proposal for its Request for Proposal (RFP) at 8676 South Vincennes Avenue in Auburn Gresham. Bound by West 86th Place to the north and West 87th Street to the south, the site sits across the street from the Gresham Metra station on the Rock Island Line.

The square-shaped lot has been sitting vacant for more than 25 years, according to the city, which was looking to sell the 0.84-acre site for its $110,000 market rate as part of a multi-lot RFP. That buyer will be New Jersey-based GonSosa Development, which will also be eligible for up to $5.25 million in city grants for the project.

Spanning across the majority of the site, the four-story building will bring 65,812 square feet of space supported by a 22-space parking lot at the rear of the structure, accessed from the alley. The streetfront will include new trees and a small outdoor patio connected to 12,000 square feet of commercial space on the ground floor.

Additionally, the project will include a small lobby and amenity space to support the 46 mixed-income residential units. These will be made up of one-, two-, and three-bedroom layouts. The $23 million development will bring much-needed life to the area. The team will now need to gain city approval for the plans, with no timeline revealed.
