A Chicago builder that received a permit to erect a three-flat residence on South Prairie Avenue in Washington Park back in January will construct three more on adjacent lots. Reliable Home Remodeling & Construction Company got their latest permit on May 29, allowing for a three-story slab-on-grade building at 5306 South Prairie Avenue. The permit came through with a reported cost of $500,000, 71 days after its application start date.

As with the January permit, details are few. There will be a rear open egress stair on the building, and a three-space parking pad will be included off the alley in back, accessed from East 53rd Street. A fence of unspecified material will enclose the property. Kathryn Shahbaz Obrien of Lincolnwood is named as the architect of record.
There are two more permits pending in the Chicago Data Portal for this space, which would bring the total development to 12 units. A three-flat permit for 5308 South Prairie has been waiting in the wings since March 19, and another was applied for on April 20. Both of those have the same specs as the first two. The most recent Street View images, from July 2025, do not show work underway on the first residences at 5302 South Prairie, but they do show that there are more vacant parcels next to these four.

Residents of 5306 South Prairie will be an equidistant walk of two blocks from the Garfield and 51st Green Line elevated train platform. The Garfield Red Line station is also nearby at the Dan Ryan expressway. CTA bus routes 3, 15, 29, and 55 make stops within a four-block walk, with the Garfield Boulevard #55 available as a connection to the Red Line.
