Much of the masonry work and glass installation has been completed for a residential building at 3318 West Montrose Avenue in the Albany Park neighborhood. At ground level, plywood still covers window openings for future retail spaces facing south along Montrose and a three-bedroom dwelling unit that will face west. Inside, an abundance of visible wood studs indicates interior progress is still in its early stages.

The entity of Montrose Estate LLC got a permit in February 2025 using the address of 4403 North Christiana Avenue to develop a four-story, 25-unit building on the northeast corner of Montrose and Christiana. The site had been vacant since a pair of buildings were demolished in 2022. The new project, designed by Hanna Architects and built by Star 1 Builders, will feature inset balconies on the three highest floors, many of which have now been framed in, with railings installed. Additional outdoor space will be available on the rooftop deck, which will include stair enclosures, the elevator penthouse, and a pergola.

The first floor will include a 17-car garage, bicycle storage, a dog-wash station, and a vestibule, along with that single three-bedroom unit. All other units will feature two-bedroom layouts, with eight units occupying each of the top three floors. No completion date has been announced for the homes, which are expected to be rental apartments.

3318 West Montrose is located one block from stops for the CTA’s Route 78 and 82 buses at Montrose and Kimball Avenues. For train access, the last two platforms at the outbound end of the Brown Line, Kedzie and Kimball, are each located within a half-mile walk northward. The #82 Kimball bus can be used as a connection to the latter. The 78 Montrose bus can be used to connect with the Montrose Blue Line platform at the Kennedy Expressway, about 1.5 miles west.

  1. I actually kinda like this one? Looks better than the renderings. Improvement over the typical Hanna building.

      They are honestly getting better at creating hierarchy of materials & massing than they used to be, & there are a lot fewer borrowed light bedrooms in their more recent floorplans too. I still wish they would take advantage of the ground floor Type A unit MLA & FAR exemption in the zoning code more than just the single unit on the available side street.

      They’ve had other recent corner building projects that neglect this opportunity as well.
