The City of Chicago issued a new permit on May 26 to allow the construction of a three-story plus basement, two-unit frame residence at 1323 South Homan Avenue in North Lawndale. The entity of 4022 Polk LLC received the permit 131 days after its application start date of January 15. It comes through with a reported cost of $420,000.

The permit specifies the two units will both be duplexes. There will be metal steps at the front of the building, with metal decks at each floor at the rear connected by a stairway. A two-car frame garage with a rooftop deck will be erected along the alley behind the property, with wood and metal fences enclosing the lot. Prashanth Mahakali is the architect of record, and Rufarro Remodeling & Maintenance LLC will serve as general contractor. It is anticipated that the two units will be for-sale condos. Real estate records show a sale of the long-vacant parcel to the LLC for $12,000 back in 2024.

1323 South Homan lies three-quarters of a mile south of the Homan Blue Line platform at the Eisenhower Expressway. Route 82 CTA buses make northbound and southbound stops one block away along South Homan; a northbound ride connects conveniently with the Blue Line. The east-west #12 Roosevelt bus stops two blocks north. The north-south Route 52 bus stops four short blocks to the east along South Kedzie Avenue and can be used to connect to the Kedzie Pink Line, which is about a mile southeast.
