Foundation work has begun for the residential development at 6143 North Kenmore Avenue in Edgewater. Concrete forms have been placed at the front of the construction site, while excavating sand and tearing out the remnants of the previous asphalt lot used by the now-demolished Kindred Hospital continue. As we’ve come to learn, that sand is ubiquitous on sites this close to the lake front, and with a 40-car garage planned for the basement level, digging it out and hauling it off will take some time.

4 Star Builders received a permit in February to build a five-story, 40-unit residential building here, wiping out that old parking lot. It is designed by Hanna Architects and is likely to be similar in style to the five-story, 40-unit condominium building just underway across the alley at 6150 North Sheridan Road. The North Kenmore development will also be condos. Roof decks atop the fifth floor and the parking garage, plus decks/balconies on the four upper levels, will offer outdoor spaces for tenants.

Just south on the same block, 4 Star Builders got permission in April to erect a four-story, 18-unit building at 6125 North Kenmore. Only the vintage Marquise Apartments at 6133 North Kenmore separates the two lots. Also designed by Hanna Architects, 6125 will replace another surface parking lot, but work there has not yet begun. No timeline has been announced for its completion, but it seems within reason that 4 Star, who is performing their own general contracting work, would make substantial structural progress on 6143 North Kenmore before undertaking the second build.

6143 North Kenmore is located two blocks east of the Granville Red Line elevated platform. Bus stops for Route 137, 147, and 151 are about 100 feet away at the intersection of Sheridan Road and Granville Avenue. Stops for #36 and #155 are also nearby. There is a Divvy bike rack two blocks west on North Broadway at Granville just past the Red Line platform, but keep in mind, there is a $200 fine for riding bikes on the sidewalk if you use one on Sheridan Road.

Excellent. Such a nice upgrade for this area. I wish they were taller but I can’t complain about parking lots getting turned into livable units.
