A developer who got a permit in May of last year to build three residential units in the 3100 block of West Polk Street in East Garfield Park received permission on April 24 to build another three-flat next door at 3113 West Polk. In addition, they have three more pending permits in the Chicago Data Portal for this block of West Polk.

The permit approved for 3113 West Polk Street calls for a three-story, three-unit building with a rear two-story porch and three surface parking spaces. A five-foot wrought iron fence will be erected at the front of the property, with six-foot wood fences enclosing the sides. The reported cost for work is $350,000. Angel Sida of Studio 117 Architects is named as the architect of record, and ANM Mechanical Services LLC is designated as the general contractor.

Using separate LLCs for each building, the same Oak Lawn developer has pending permits for 3109, 3125, and 3129 West Polk Street. Each of those includes the same specifications as the three-flat at 3113 West Polk, and are likely to include the same reported cost. 3111 West Polk, the first three-flat they built on the block, is listed as rental units by Keller Williams. Their listing photo shows a three-story brick building, and while masonry construction is not indicated on any of the permits, it is presumed the others will follow suit.

3113 West Polk Street is located two blocks away from CTA Route 52 buses to the west at South Kedzie Avenue. A three-block walk south leads to Route 12 buses at West Roosevelt Road, and Route 7 buses are three blocks north at West Harrison Street. Just north of the Harrison/Kedzie intersection is access to the Kedzie-Homan Blue Line train platform.
