Masonry work for the first two walls is underway as Club Grace construction begins its rise at 1801 West Grace Street in North Center. Nestled between the Brown Line tracks to the west and the UP-N Metra tracks to the east, the residential building by Jonathan Splitt Architects will eventually reach five stories. It broke ground this winter.

An express permit issued in May of last year named new ownership for the development as NL 1801 Grace Owner LLC & Grace Propco LLC. A subsequent change on March 17 eliminated that second entity, with NL 1801 Grace Owner LLC now shown as the sole owner. They’re constructing a 62-unit apartment building with the help of general contractor Moments Notice Services.

They received a construction permit in February 2025, followed by permission in July to knock down a masonry industrial building on the site. It wasn’t until December that demolition did away with that structure, and foundation work got underway in February. Now, they’re strategically stacking concrete blocks and bricks to form the south and east walls, even as work on the foundation continues.

Club Grace is located two blocks north of the Addison Brown Line entrance. And though Metra’s UP-N train soars by right next to the building, its closest station is over a mile north at West Leland Avenue. For bus travel, east-west Route 152 stops on Addison Street in front of the Brown Line platform. For north-south travel, #50 Damen stops are two blocks west, and Route 9 Ashland buses run two blocks east.

  1. I don’t love the garage entry that breaks up the pedestrian experience but more housing is a win

Still confused about the choice to layout the first floor of Duplex 2 the way they have, instead of mirroring the upper floor layout in order to get a window for that first floor bedroom & locate the bathroom in the corner furthest from any windows.

Overall though, very happy with this development. It just shouldn’t take a decade to add 62 apartments.
