Foundation work is underway to transform three contiguous vacant lots in Uptown into a new residential building. Spanning 936 through 940 West Leland Avenue, an excavator began tearing up the soil on the site this week for a five-story, 32-unit project. D.O.M. Properties is the builder, having received a construction permit in mid-November of last year. The triple lot is on the north side of the dead-end street, east of North Sheridan Road.

Designed by ORG architecture studio, the development will deliver efficiency, one-bedroom, and two-bedroom units, plus a single three-bedroom floor plan. Six apartments will be set aside as affordable housing, all of them on site. Renderings show a structure with an exterior of precast stone, concrete, masonry, stainless steel, and anodized aluminum. The top floor is set back from the street.

All but two of the dwelling units will be on the four upper floors. The ground floor will include the remaining two apartments, plus six indoor parking spaces, a storage locker for 36 bicycles, an exercise room, and the residential lobby, with its entrance located on Leland. The garage will be accessed from the rear alley off Sheridan Road. A covered loading space will also be reached from the alley. No opening date for tenants has been announced, but completion is expected in 2027.

Tenants will be surrounded by CTA transit options. Route 151 buses stop at the corner of Sheridan and Leland, and the #81 bus is less than two blocks north at West Lawrence Avenue. Other nearby routes include 36, 78, 136, 146, and 148. The newly renovated Lawrence Red Line elevated train platform is less than half a mile northwest at Lawrence Avenue next to the Aragon Ballroom.
