Excavation has begun for a three-story plus basement, two-unit residential building at 2130 South May Street in Pilsen. Included in the task is the removal of old foundations from the previous structure demolished in 2017. The most recent Google images of the property show the lot overgrow with vegetation, hiding the concrete remnants that need to be removed before the new basement can be dug out.

The demolition permit, issued on April 25 2017, named Keeper Development as the property owner at the time, but real estate records show the property changing hands since then. Lukaven Development is now listed as the owner and general contractor for the new build, for which they received a full permit in January. They’ll erect a pair of dwelling units in a building designed by Thomas Architects.

The permit’s specificity of one duplex-down and one duplex-up indicates these might be condos. A one-to-one parking ratio provided by a two-car garage lends more credence to that presumption. The home and garage will both be topped by roof decks. There is no alley behind the lot, which abuts a commercial property, so the orientation of garage access from the street is unclear.

2130 South May Street is located across the street from the Chicago Park District’s six-and-a-half-acre Dvorak Park. It is within one block’s walk of the CTA’s #21 bus at Cermak Road to the south. The #60 bus is located two blocks west at Loomis Street and Cermak. Route 8 buses are available four blocks east at South Halsted Street, and can be used to connect with the Halsted Orange Line train about half a mile south at Archer Avenue, or ride the #8 north a few blocks to the Halsted Street Metra station and its BNSF trains.
