A pair of permits issued in February for the 4800 block of South Ridgeway Avenue in Archer Heights will allow a Palos Hills developer to add two single-family homes to their growing portfolio. A & SL Construction and architect Peter Sterniuk have teamed up for the new residences, just as they have on several previous projects on the city’s southwest side.

A permit was issued for a home at 4851 South Ridgeway on February 17, with another following on February 24 for 4847 South Ridgeway. Each permit calls for a two-story structure. The permit for 4851 calls for a two-car garage on the alley off 49th Street; the permit for 4847 mentions no garage. No other details about the homes are included. Each permission was issued with a reported cost of $350,000.

The subject parcels sit on a long-vacant lot. The latest Google images show most of the trees and overgrowth have been cleared from the property. An oddly placed curb cut along 49th Street allowed parking here, but that curb cut will be rendered useless by the new homes.

Residents of 4847-4851 South Ridgeway will live two blocks from bus service via the CTA’s #62 bus on South Archer Avenue. For north-south travel, Route 53 buses stop about five blocks west along South Pulaski Road. Both bus routes can be used to connect with the Pulaski Orange Line elevated platform, located about three-quarters of a mile southwest.

Among the more recent projects A & SL Construction and Peter Sterniuk have collaborated on are three SFRs on the 3200 block of South Hoyne Avenue in nearby McKinley Park. Homes at 3256, 3260, and 3262 South Hoyne were permitted between August 2024 and April 2025. Like the Ridgeway properties, all three are two-story structures with detached two-car garages, but the Hoyne homes include basement levels. They’re reported costs were also $350,000 each. 3262 South Hoyne, which sits on the corner with West 33rd Street, shows a September 2025 sale for $793,000, per a Redfin listing.
