A new construction permit has been issued by the city to erect a three-story, three-unit residence at 1337 South Talman Avenue in the Douglass Park neighborhood. The proposal went before the Chicago Zoning Board Of Appeals in January for a pair of variations. The board approved a variation to reduce the front setback from the required 15 feet to seven feet, while also reducing the lot area per unit from the required 3,000 square feet to 2,925 square feet.

The permit was issued to Calin Group LLC on March 20 with a reported cost of $580,000. The application is dated June 27, 2024, a processing duration of 266 days. Using the entity of Fargo Group LLC, Calin Group will also act as general contractor, using designs drawn up by Peter Sterniuk. There will be a set of stairs at the front of the building, and a rear stairway connecting porches on all three floors. The building will not have a basement level.
A concrete pad will hold three parking spaces. Google images are inconclusive as to whether an accessible alley runs behind the property, so it is not clear if the parking will be accessed from the rear or from Talman Avenue. The parcel is just north of Ogden Avenue on a mostly vacant block, but is directly across the street from the new OC Living development. There are no pending permits in the data portal at this time to fill in east side the block.

Residents of 1337 South Talman will live within a block of CTA bus service via stops for Route 18 and 157 along West Ogden Avenue. Route 12 buses stop less than two blocks to the north at West Roosevelt Road. A three-block walk leads to #49 and X49 buses on Western Avenue, which can be used to connect with Blue Line trains to the north at the Eisenhower expressway and BNSF trains to the south at the Western Metra station.
