Demolition and new construction permits have been issued for 1730 West Belmont Avenue in Roscoe Village, leading the way to a new four-story, eight-unit residential building from developer Belmont Paulina Corp of Lemont. Michael Cox & Associates designed the project, and PCH Construction Company is on the team as the general contractor. The construction permit came through on July 14 after waiting in the Chicago Data Portal for 396 days from its June 2025 application start date. It includes a reported cost of $2.2 million.

Details for the development include a basement level, balconies, and a rooftop deck. There will be a pair of four-car garages at the rear of the property, a parking ratio that indicates these will likely be for-sale condominiums. Units will include duplex-down units occupying the first floor and basement, and there will be dedicated bicycle spaces in the basement. Wood and iron fences will enclose the property.
The demolition permit was issued on July 27; its application date was May 6. All Concrete Contractors is named as the demo crew at a reported cost of $10,000. The two-story masonry building was built in the 1900s, and despite its industrial style, real estate records show it as a two-unit residence that Belmont Paulina Corp purchased in August of last year for $730,000.

The project went before the Chicago Zoning Board of Appeals for approval of several applications, including:
-Application for a variation to reduce the minimum lot area from
the required 8,000 square feet to 7,818.75 square feet
-Application for a variation to increase the parking spaces from four
to eight
-Application for a variation to increase the maximum height from
45′ to 47′
-Application for a variation to reduce the west side setback from the
required 5′ to zero. rear setback from 30′ to 2′

The #77 Belmont bus makes eastbound and westbound stops at either end of the 1700 block of West Belmont. For north-south travel, Route 9 and X9 buses stop less than two blocks east at North Ashland Avenue. The Paulina Brown Line elevated platform is about three blocks north on foot.

Must’ve been very small one bedroom units for there to be 2 on the upper floors of that building. Compared to the absolutely huge units these will be, as the lot is 62.5′ wide instead of the typical 50′ wide lot for most 8 flat condo buildings, & the variances they pursued all allow for a significantly larger building with more residential square footage than normally allowed in a B3-2 zone. Looking forward to this gap being closed in line with the developments next to it.
