Two permits applied for during the final week of October came through together this month, allowing for construction of two three-flats on South Prairie Avenue in Washington Park. 6025 South Prairie and 6029 South Prairie were both permitted on January 9, with each showing a reported cost of $500,000. 4 Realty LLC is named as the developer.

The two permits are identical, calling for three-story, three-unit buildings without basements. Details include front balconies and rear metal stairways connecting open decks on each level. Three surface parking spaces for each building will be added on the alley at the back of the lots, which runs beneath the passing Green Line elevated tracks. Boris Cubas is named as the projects’ architect of record, and Campbell Construction & Development LLC is the general contractor.
The subject parcels lie mid-block between 60th and 61st Streets. There are several more vacancies spanning 6001 through 6021 South Prairie, but for now, no other projects are pending in the Chicago Data Portal for those lots.

Residents of the six new units will have easy access to the CTA’s Route 59 bus along 61st Street at the south end of their block. A two-block walk east to King Drive leads to the north-south #3 bus, and the #29 bus is four blocks west at State Street. The King Drive Green Line elevated platform is less than four blocks southeast at King Drive and 63rd Street.
