When last we checked on 4317 North Paulina Street in Ravenswood in October, a 1905-built greystone on the site had been mostly reduced to rubble. A crew was on hand to sort and salvage pallet loads of bricks from the old building, while stone accoutrement from the façade and other items from the structure awaited removal. Demolition was permitted on October 7 and carried out by Builder Luxury of Willowbrook.

Now, excavation is complete and foundation work is underway for the residential building that will replace the original structure. Back in September 2023, an LLC in Kildeer, IL received permission to begin construction on a three-story plus basement, eight-unit building designed by Hanna Architects. The development will include front decks at all three levels, a rear deck on the first floor, and a deck on the roof. The reported cost on the permit is $2,280,300.

There are to be two parking spaces in an attached garage as well as a pair of detached structures that will hold two and four cars respectively. Best Art Construction of Park Ridge is named as the general contractor.

4317 is located a block away from stops for the CTA’s Route 78 bus at Montrose Avenue. The Montrose Brown Line elevated platform is about four blocks west. Route 22 buses run three blocks east along Clark Street. For travel to the north shore, the Ravenswood UP-N Metra station is just over half a mile northwest.
