A local LLC has received permission to build a pair of three-flat residences in the 4500 block of South Prairie Avenue in Grand Boulevard. PCZ Properties LLC applied for permits at 4545 and 4547 South Prairie on September 8, and they both came through November 14 with reported costs of $450,000 apiece.

The permits are identical, and call for three-story buildings, without basements, with rear porches connected by stairways. Three surface parking spaces will be added at the alley which is accessed from beneath the passing elevated rail tracks. Peter Sterniuk is the architect of record, and Keos Realty LLC, registered in Parkland, FL, will be the general contractor.

The site is currently a vacant lot, and has been for an extended period of time. Just to the south at the end of the block are two multi-unit buildings that were permitted for construction in late 2018 and early 2019. Google images from June 2022 show both builds still in progress.

Residents of 4545 and 4547 South Prairie will need to walk just one block south to access the 47th Green Line elevated train platform. The Route 47 bus also stops here along 47th Street, while the Route 3 bus runs two blocks east on King Drive for north-south travel. The 47th Red Line platform is about three-quarters of a mile west at the Dan Ryan Expressway; the 47 bus can be used as a convenient connection.
