Construction permits have been issued for a four-story residential building at 1453 W Grand Avenue in West Town. The owner EZBM Inc. has planned five total units, in addition to a rooftop deck with stair enclosure, a trellis, a basement, and a pair of detached two- and three-car garages, each with a rooftop deck. A zoning ordinance in 2018 re-designated the property from a RT-4 Residential Two-Flat, Townhouse and Multi-Unit District to a B2-2 Neighborhood Mixed-Use District.
John Hanna of Hanna Architects is behind the design, whose elevations show front-facing balconies with varying shades of red brick throughout the exterior. No renderings have yet been revealed.
Nearest bus transportation includes east and westbound stops for Route 65 located less than a minute walk east to Grand & Armour. Further north and southbound stops for Routes 9 and X9 can be found via a four-minute walk east to Ashland & Grand. As far as the CTA L, nearest Green and Pink Lines can be found at Ashland station, an 11-minute walk south. Nearest service for the Blue Line is located a 15-minute walk northeast to Chicago station.
As far as outdoor space, Bickerdike Square Park is located within a three-minute walk north. The larger 13.5-acre Union Park is located a 12-minute walk south.
Ted Kawula Company is the general contractor behind the $120,000 construction. An anticipated completion date is not currently known.
