Residential construction has been approved for new homes at 4217 South Indiana Avenue in the Bronzeville neighborhood. Keaney Construction Group and affiliate Red Van Construction applied for a permit on April 14 of this year, and it came through on October 8 with a reported cost of $420,000.

Architect Charles Schwartz has designed a three-story, three-unit masonry building with open rear steel decks on the second and third levels, connected on all floors by a steel stairway. A three-car garage, also of masonry construction, will be built at the alley linking 42nd and 43rd Streets. It is not clear if the units will be rental apartments or for-sale condominiums. The subject parcel is one of several vacant lots on the block available for development.

Residents of 4217 South Indiana will live within one block’s walk of CTA bus service via Route 43, south at 43rd Street. North-south bus lines are available via Route 29 three blocks west at State Street, and Route 3 three blocks east at King Drive. The 43rd Green Line train platform is two blocks southeast at 43rd and Prairie Avenue, where there is also a Divvy bike rack.

These little lots are small projects but there’s been so many this year. I wish there was an easy way to tally all that’s been approved. 2025 has definitely seen several thousand at this point. (Between approval and construction started)
