A permit has been issued for the construction of a seven-unit residential building at the southeast corner of Iowa Street and California Avenue in Humboldt Park. Using the address of 2755 West Iowa, the permit came through on September 12, less than two months after its application date of July 28. It includes a reported cost of $2.5 million.

The fresh permit calls for a four-story, seven-unit building without a basement level. The first floor will include retail space and a seven-car garage accessed by turning south off Iowa Street into the alley. There will be roof decks atop the garage and the fourth story, with balconies on the upper three floors adding additional outdoor space. A pergola, stair enclosure, and elevator overrun will also be added to the roof.
The permit names California Plus LLC as the developer, with design work by Hanna Architects. Star1 Development Corp is designated as the general contractor.

The subject parcel is a vacant lot since the demolition of a single-story commercial building at 847 North California was permitted in April 2015. It was utilized as a staging area for a trio of four-story residential buildings constructed between 2017 and 2018 on the three adjacent lots to the south.

2755 West Iowa is one block from CTA service via Route 94 California buses. However, it is nearly two miles on foot from the nearest elevated train stations. The best option would be walking one block south to Chicago Avenue and taking the Route 66 bus to the Chicago Blue Line subway station, which is 2.2 miles east. One mile southeast is the Western Avenue Metra station, with access to MD-W, MD-N, and NCS trains. A two-block walk south to Route 65 bus stops on Grand Avenue can be used as a transfer.

It’s always a shame when new developments choose trendy design that will be out of fashion in a couple years vs trying to blend in with the neighborhood.
At the price point it was constructed there’s really no excuse for it to be such an eyesore.
