A new permit was issued for 941 North Winchester Avenue in the East Village area of West Town on August 25, allowing for the construction of a three-flat residential building. Concorp Remodeling Inc of Glenview is the recipient of the permit as both the developer and general contractor. It came through with a reported cost of $750,000 after a 49-day wait from its July 7 application date.

The permit indicates a three-story with basement, wood-frame construction with face brick and fiber cement siding. Outdoor spaces include a patio at the rear of the first floor, front balconies on the second and third floors, and a private rooftop deck. Steel egress stairs will connect all levels at the rear of the building.

A three-car masonry garage at the back of the lot will have a roof deck of its own. Wood fences will enclose the north and south sides of the property, and a metal fence will be added at the building’s front. Eduard Livano is named as the architect of record.

An existing masonry home on the parcel will be torn down to make room for the new units. Real estate site Redfin shows a May sale of the home, built in 1911, for $775,000 to the developer. The demolition permit was issued on August 18, with Carlos Group assigned to demo duty at a reported cost of $20,000.

For east-west travel, Route 70 buses stop two blocks north on Division Street, and Route 66 buses stop two blocks south along Chicago Avenue. The Division Blue Line subway station is six blocks northeast at the Polish Triangle, where Division/Milwaukee/Ashland intersect. Route 9 and X9 Ashland and Route 56 Milwaukee buses are also available here.
