Three new dwelling units have been permitted for construction by the City of Chicago at 623 North Hamlin Avenue in Humboldt Park. The permit came through on August 25 with a reported cost of $350,000. Its application is dated June 16, 2025.

The permit calls for a two-story plus basement, three-unit building designed by Peter Sterniuk, with no other details for the residences included. There will be a two-car garage erected at the alley at the rear of the parcel, along with a single surface parking space. No terraces or roof decks are mentioned for either structure.

The subject property is a long-vacant lot mid-block between Huron and Ohio Streets. Google images from July of this year show a foundation already in the ground, but no previous permit for this portion of Hamlin Avenue appears in the Chicago Data Portal. April 2024 images show no such work. It is likely that foundation is meant for this home, rather than excavating it and starting anew. GT Alternatives LLC is the developer and general contractor.

Nearby transit options, via Google Maps
Nearby transit options include the CTA’s Route 66 bus two blocks north at Chicago Avenue, and for north-south travel, the Route 53 bus four blocks west at Pulaski Road. The Conservatory-Central Park Drive Green Line platform is about three-quarters of a mile south on Lake Street near the Garfield Park Conservatory. The Pulaski Green Line platform is just less than a mile southwest, with the Route 53 bus available as a connection.
