The City of Chicago has granted permission to begin construction on a four-story multi-unit residential building in the East Pilsen neighborhood on the Lower West Side. The parcel at 1931 South Jefferson Street is currently vacant. The construction application was filed on January 7, and it came through on August 21 with a reported cost of an even one million dollars.

Lukaven Development LLC is the developer and general contractor, with design work by Thomas Budzik of Thomas Architecture. The permit does not specify the number of units the building will have, nor does it mention a basement. There is to be a porcelain tile roof deck with a 42-inch-high parapet wall around its perimeter atop the fourth floor, and a steel stairway to connect all four levels on the rear of the structure.
Four parking stalls are included in the permit, but it is not entirely clear how those will be accessed. There is a narrow grass alley off Cullerton Street to the south of the construction site, but Google images make it appear very narrow. The lot next door, at 1933 South Jefferson, is also vacant since a demolition permit was issued for a home there in December 2022, so perhaps parking spaces will occupy that lot with a curb cut on Jefferson, although the alley seems more likely.

It is not known at this time if these will be for-sale or rental units, nor is there a timeline for the beginning of construction and the completion of the homes.

Nearby CTA bus routes include stops for Route 21 two blocks south at Cermak Road and Route 8 and 62 two blocks west of there at Cermak Road and Halsted Street. For rail travel, the Halsted Street Metra station and its BNSF trains are about half a mile northwest. The closest elevated train access is the Cermak-Chinatown Red Line platform a little less than one mile east, which can be reached in conjunction with #21 Cermak bus. The Halsted Orange Line platform is about the same distance away, to the southwest.
