Property owner Coen Development applied for the permit on May 13, and it came through on July 21. It cites a reported cost of $1.2 million, with Coen acting as their own general contractor.

Michael Cox & Associates is named as the architect of record. Architectural details call for a three-story plus basement building. Porches at the rear on all three above-ground levels will be connected by a steel stairway, as will be a rooftop deck. A four-car masonry garage at the alley will also have a roof deck as well as a pergola.

The current units are listed as rentals, while the new configuration might indicate three for-sale condominiums, laid out as one duplex-down, one single-floor unit, and one duplex-up, with the uppermost residents having exclusive access to the rooftop deck.

According to real estate records, 1509 West School is another property featuring a building constructed in 1910, a theme of late. Listings indicate it as a three-flat, so there will be no change in density. It was purchased by the developer earlier this year for $1.4 million. As yet, no demolition permits have been issued for the home or the detached garage.

    There is no rational reason why that house should be demolished – period.

  3. Yesterday, we saw that plan to build the housing on the back of the existing building – I would love to see the same done here
