A demolition permit has been issued for a three-story masonry residential building and its detached garage at 914 West Fletcher Street in Lake View. Coming through on July 2, the demo permit names Builder Luxury as the contractor for 914 N Fletcher LLC at a reported cost of $22,000.

A pending permit in the Chicago Data Portal says that same LLC will erect a four-story with basement, three-unit dwelling on the site. Plans by Cox Architecture call for a private rooftop deck and stair enclosure, but no other architectural details for the residences are mentioned. A detached three-car garage on the alley behind the homes will also be topped by a roof deck. Promised Land Development is cited as the general contractor.

Real estate records indicate the property to be demolished, built in 1886, is a condo building, and it is presumed the three new units will also be for-sale condominiums. There are sales records showing Unit #1 and Unit #2 both sold for $551,000 on April 14 of this year, but it is not clear if each home actually sold for that figure, or if that is the combined amount for both.
The property backs up to the alley directly across from the rear parking lot of 925 West Belmont Avenue. As plans continue to evolve for that project, demolition fencing already surrounds the parking area to its south.
