A construction permit has been issued by the City of Chicago to begin a residential development at Irving Park Road and Seeley Avenue in the North Center neighborhood. The Irving will be a five-story, 37-unit project that replaces a small commercial plaza at 2035 West Irving Park Road that was demolished in 2024 to make way for redevelopment.

The permit, addressed to 3952 North Seeley Avenue, came through on June 11, nearly a full year after its application date of June 28, 2024. The reported construction cost of this permit is $6.5 million. Newport Development Company is named as the developer and general contractor.

Jonathan Splitt Architects is the architect of record for the project. The building will include roughy 3,000 square feet of commercial space and 16 parking stalls on the first floor and a rooftop entertainment area. Select units will have private balconies, and there will be bicycle storage accessible to all residents. Amenities are to include a dog-washing station, private storage, an electronic entry system, and a virtual package concierge.

Tenants of The Irving will reside about a quarter-mile from the Irving Park Brown Line elevated train platform to the east. East-west and north-south bus service is available via Route 80 and 50 bus stops one block east at the Damen Avenue/Irving Park Road/Lincoln Avenue six-point intersection.

        Great News! It’s not Great news if you live next door to this property, it’s not great news when you have vehicles entering and exiting your alley instead of having a driveway for the garage on Sealy. It’s not great news to have balconies overlooking your property. It’s not great news to have retail space that will probably remain empty, just like all the empty retail space on Lincoln Ave.

          There is also approval to build a nine-unit building at 2053 West Irving Park, so the alley could get more traffic.
