The new construction permit has been issued by the City of Chicago to replace a home demolished in February at 3739 North Clifton Avenue in Wrigleyville. An application to build was filed by property owner United Chicago Builders in January, a month before the original building was torn down, with the permit coming through four months later on May 27. It cites a reported construction cost of $850,000.

United Chicago Builders, which will also perform general contracting duties, is erecting a three-story plus basement, three-unit building designed by Red Architects. Details include a rear steel porch and stairway and a steel porch out front. A masonry three-car garage with a rooftop deck will be built on the alley off Grace Street. It is not yet known if these will be rental units or for-sale condos.

Real estate records show the previous two-story multi-unit residence was built in 1900. It was purchased by UCB last year for $950,000, and its demolition permit was issued February 13. The property lies near the center of the first block north of Wrigley Field, backing up to the Cubs’ “Toyota Highlander” private parking lot.

The Route 22 bus has stops one block west along Clark Street at both Grace Street and at Waveland Avenue. A four-block walk around the outfield and past the Harry Caray statue outside the center field bleachers leads to the Addison Red Line elevated train platform. East-west bus service is available two blocks south at Addison Street via Route 152, or three blocks north to Route 80 stops on Irving Park Road.
