A three-story, two-unit residential building has topped out just west of Wrigley Field at 1124 West Addison Street in Wrigleyville. G Alan Development Group removed a single-family home from the site in the winter after receiving a demolition permit for the two-story structure in November. That was followed up by the new construction permit, which was issued February 5th with a reported construction cost of an even $1 million.

In addition to their duties as developer, G Alan Group is also on the build as the general contractor. The frame-construction residence, designed by Pavlovcik Architecture, will have a 486-square-foot and 271-square-foot patios and a covered balcony. Preliminary information on G Alan Group’s website shows these units will be for-sale condominiums.
The construction permit called for three parking spaces on a concrete pad off the alley, but it will be no surprise to see a garage permit added to the property. Another G Alan Group development, located just west of here at 3456 North Claremont Avenue, also began without a garage, but then an ADU was permitted once construction work had begun. For this multi-unit residence, a garage will be much more likely than an ADU. There was a detached garage demolished along with the original SFR here.

Residents of 1124 West Addison Street will live one block west of the intersection of Addison Street and Clark Street, where CTA Routes 22 and 152 buses have stops within the glow of the Wrigley Field marquee. The Addison Red Line elevated train platform is two blocks further east.
