Two permits were issued on April 29 for the property at 2855 North Troy Street in Avondale. One permit calls for a two-story with basement, two unit residential building at the front of the property. The second permit allows for a two-story ADU on the alley at the rear of the property. The permits show application dates of December 20, 2024 for the main residence, and January 7, 2025 for the additional dwelling unit.

Along with the two parking spaces on the ground level of the ADU, there is to be one additional surface parking space. No other details are shown in either of the permits in regards to decks, balconies, fences, etc. Costs are reported to be $977,900 for the main residence, and $191,700 for the ADU. Range Design & Architecture is named as the architect of record, with Weisfeld Construction Ltd designated as the general contractor.

The site’s existing single-family home was permitted for demolition on November 26 of last year. A visit to the property early in January showed all the siding stripped from the exterior, but the home and garage were still standing. Real estate records indicate the 1887-built residence was sold in January 2024 for $750,000.

FYI, I live nearby – this building and garage were completely demolished 2-3 weeks ago. There’s nothing there anymore. Good to know what’s coming though.
