A two-story, two-unit building has been permitted for construction at 1633 South Jefferson Street on Chicago’s Lower West Side. The location, a long-empty lot next to the recently-built Thomas Jefferson Park and playground, straddles the boundaries of Pilsen and the South Loop. The permit was issued on April 8, with an application date of February 7. It shows a reported construction cost of $3,303, which is probably not accurate.

360 Design Studio is the architect of record. They have designed a two-story with basement structure with a private roof deck atop the second floor. A detached two-car garage, also with a rooftop deck, is the only other detail mentioned in the permit. Cill Dara Construction LLC is the general contractor. A 2023 profile in Crain’s highlighted their specialization in green buildings.

The construction site sits in the cul-de-sac of what is now a dead-end street. The Google Street View image from 2009 above shows Jefferson Street continuing south, but that configuration was drastically altered with the completion of Jefferson Park. The blue car and three trash cans at right sit in front of the subject lot at 1633.

1633 South Jefferson Street lies just east of the Dan Ryan Expressway. A half-mile walk northwest to the intersection of Halsted and 16th Street leads to CTA bus service via Routes 8, 18, and 62. Less than half a block further is the Halsted Street Metra station and access to its BNSF trains. The nearest elevated train is the Cermak-Chinatown Red Line, almost a mile southeast at Cermak Road and Wentworth Avenue.

A bit neglected by the city in several ways but also a proud community.
A second Jefferson Park that’s nowhere near the actual neighborhood of the same name is not unusual in a city where Garfield Blvd goes to Washington Park instead of Garfield Park…. Washington and Jackson go to Garfield Park but not Washington or Jackson Park, Ogden does not go to Ogden park, Welles does not go to Welles Park, Sheridan does not go to Sheridan Park,Clark does not go to Clark Park, McCormick Blvd doesn’t go to the McCormick Place, Roosevelt Rd doesn’t go to Roosevelt University, the Statue of Logan is in Grant Park instead of Logan square, and the statue of Grant is in Lincoln Park while the statue of Lincoln is in Grant Park. Lol. My mind is spinning just trying to think of all that.
Glad to see something happening in East Pilsen. I would definitely say it sold be taller being so close to downtown and other high demand areas
