Developer Lands Permits For Two SFRs On Albany Avenue In Irving Park

Two permits have been issued by the city that allow a developer to build a pair of single-family residences in the 4000 block of North Albany Avenue in Irving Park. North Albany LLC, registered in Deerfield, IL, received a permit for 4017 North Albany on April 3, and one for 4015 North Albany on April 10. Both applications were filed on March 6 of this year, and both show a reported cost of $650,000.

The two permits are identical. They name Michael Cox & Associates as the architect of record, and GB Construction LLC of Highland Park as the general contractor. Each home will be two stories with basements, and each will have a detached two-car garage with rooftop decks.

The construction site used to be a surface parking lot for the funeral home at the south end of the block. There is an alley to the south, next to 4015 North Albany, and an alley at the rear of the property, forming a corner lot.

The CTA’s Route 80 bus makes stops at the south end of the block, at Albany Avenue and Irving Park Road. For north-south travel, the Route 82 bus runs less than half a mile west along Kimball Avenue. The Route 80 bus can be used to connect to the Irving Park Brown Line platform, about 1.6 miles to the east, or the Irving Park Blue Line platform, which is about a mile and a half to the west. About one block from that platform is the Irving Park Metra station, with access to UP-NW trains.
