While a pending permit awaits for a new two-unit residential development, demolition has begun to remove the existing home at 1344 West Wrightwood Avenue in Lincoln Park. The demo permit was issued on February 21, with Tir Conaill Concrete named as the demolition contractor at an estimated cost of $28,000.

As of March 9, the garage at the alley had been torn down, though the rubble remains on site. The house hasn’t been touched yet. Built in 1890, the home shows no recent sales history, with its most recent change of hands coming back in 1981, when it sold for a reported $30,000.

The pending permit in the Chicago Data Portal allows for a three-story with basement, two-unit home. 360 Design Studio is the architect of record, creating the plans for the entity of Wrightwood 1344 LLC as the developer. They’ve chosen Bachula Development Inc. as the general contractor. It is not known if these two units will be rentals or for-sale condos, but three stories and two units often means one duplex-down and one duplex-up condominiums.
Features include rear decks on the first and second floors, and a private rooftop deck with pergolas. A two-car detached garage accessed from the alleys off Wayne and Schubert Avenues will also be topped by a roof deck and pergolas.

Residents of the two new units at 1344 West Wrightwood will be less than a block from a Divvy bike rack next to Mitchell & Co Salon on the west side of Southport Avenue. The Route 76 CTA bus runs east-west two blocks north at Diversey and Southport. For north-south travel, the Route 9 bus is available less than three blocks west at Ashland Avenue.
