Fourth Condo Building Permitted At Former Twisted Hippo Site in Irving Park

A fourth six-unit condominium building has been permitted for construction on the former Twisted Hippo grounds in Irving Park. On March 6, 4353 North Richmond Street got permission to extend the group of homes closer to the corner of Richmond and  Montrose Avenue, adding to the three buildings already in progress. Vivi Development is the developer and general contractor.

The latest permit shows an estimated construction cost of $1.5 million; its application was filed back in June 2022. In 2023, a special use permit was approved to include residential units below the second floor.

Designed by Compass Architecture, the building will feature a rooftop deck and trellis, plus outdoor terraces facing Richmond Street for each of the six units. At the back of the property, a five-car garage will be accessed from the alley off Montrose Avenue; it too will feature a roof deck.

The Chicago Data Portal holds one more pending permit for the site, also filed for in June 2022. That will also be a three-story, six-unit condo building, and will extend the cluster of homes north to the corner of Montrose and Richmond, refilling the footprint Twisted Hippo left behind after a fire destroyed the brewery, the gym next door, and an apartment building to its south, in February 2022.

The Richmond Street condos are located about three blocks south of the Francisco Brown Line L station. Stops for the CTA’s Route 78 Montrose bus are within a one-block walk. For north-south travel, the Route 82 bus is about three-quarters of a mile west at Kimball Avenue, while 49 and X49 bus stops are the same distance east at Western Avenue. The 78 bus can be used to connect with either of those two routes.
