Issued on March 6, the permit allows an entity named PL 2236 W Cermak Rd LLC to develop a three-story building with a basement and rooftop deck. The approval follows an application date of September 10, 2024, and estimates construction costs at $1.4 million.

The development replaces a long-vacant double lot mid-block. There appear to be no improvements to the site, so a demolition permit shouldn’t be needed. Halo Masonry & Construction Inc. is named as the general contractor, working with plans from Hanna Architects. Details include rear porches on all three above-grade levels, connected by a stairway that leads up to the roof deck. No garage is planned; instead, there will be three parking spaces on a concrete slab accessed from the alley at the rear of the property. It is unclear if these are to be rental units or for-sale condo.

Residents of 2236 West Cermak will find CTA bus service via Route 21 on their block. A two-block walk west to Western Avenue leads to stop for Routes 49 and X49. The Western Pink Line elevated platform is about three blocks from home. The 49 bus can be used to connect with the Western Avenue Metra station and its BNSF trains just over half a mile south.
