Details have been revealed for a residential development at 3102 N Western Avenue just south of Roscoe Village. Located near the triple intersection with W Belmont Avenue and N Clybourn Avenue, the proposal is being led by a local team under the name 3102 North Western LLC. Local architecture firm MC & Associates is working on its design.

The project would replace an empty lot and the adjacent property with a vacant two-story home. Plans call for a four-story structure reaching around 50-feet in height including elevator overruns. The project would occupy the full extents of the combined parcels, with small inset light wells on both sides to provide most bedrooms with light.

The completed project will contain 14-residential units for rent, these will consist of one-studio and 13 two-bedroom layouts, ranging from 540 to 1,012 square-feet in size. Of those, three will be considered affordable. Two units would be located on the ground floor along with four parking spots within a small garage, and five outdoor spots off the alley.

Plans also call for a roof with the potential for a rooftop deck, though unconfirmed. The building will be clad in a mix of brick and decorative panels, with inset balconies in the front and cantilever balconies in the rear. Currently a budget nor timeline are known, with the project needing alderman approval prior to heading to the city.
