A pair of single-family residences are under construction at 1416 and 1418 West Warner Avenue in the Graceland West neighborhood of Lake View. Both were permitted on September 24 of last year after submitting applications on July 19. The developer is identified as MF Investment LLC in Chicago; the general contractor, named as Filmalc LLC, is registered to the same address as the developer.

The homes were created by architect of record KC Architects, also of Chicago. The two-story buildings will have basements and rooftop decks, with metal stairways at the back of the homes leading to decks on the second level. Each residence will have a frame two-car garage at the rear of their lots, accessed from the alley off Southport Avenue to the east. Pergolas and fireplaces will be highlights of roof decks atop each garage.

Real estate records show MF Investment purchased the property, an 1892-built frame house on a double lot, for $1.26 million in July of last year. The new permits estimate construction costs at $490,000 for each home.

1416 West Warner is equidistant from two elevated rail lines, and the Route 80 Irving Park bus can be used to connect with them. The Sheridan Red Line platform is three-quarters of a mile east at Irving Park and Sheridan Avenue, and the Irving Park Red Line platform is three-quarters of a mile west at Irving Park and Ravenswood. The Route 22 bus has stops a block away the homes on Clark Street, and the newly-rerouted Route 9 bus stops three blocks away at Ashland and Berteau Avenues.
