A second three-flat has been permitted to begin construction on an empty lot at Pershing Road and Lake Park Avenue in the Oakland Community Area. The City of Chicago issued the permit on December 31, allowing for a three-story, three-unit building at 3900 South Lake Park Avenue. On November 26, the first permit for this lot was issued for 3902 S0uth Lake Park Avenue, also a three-story, three-unit building with identical specs.
Both buildings will have rooftop decks and balconies facing Lake Park Avenue. Rear stairways will connect all three floors at the back of each structure. No garages will be built; instead, there will be concrete pads with three parking spaces apiece accessed from the alley at the back of the lot.
The property developer is listed in the permit as an LLC in The Loop. Charles Schwartz is named as the architect of record, and Crown Construction Company of Oak Lawn is the general contractor. The development team is the same for both properties.
3900 South Lake Park Avenue is a five-minute walk east on Oakwood Boulevard across Lake Shore Drive into Burnham Park and its amazing views of Lake Michigan and the Chicago Skyline. Recreation at Mandrake Park is about two blocks west. There’s also a dog park next door. Transit options include the CTA Route 39 Pershing bus one block south, and Routes 4 and X4 buses two blocks west, at the intersection of Pershing Road and Cottage Grove Avenue.
