A new construction permit has been issued for a proposed three-story, three-unit residence located at 3902 South Lake Park Avenue in Bronzeville. The permit is currently active but with fees due, and was issued on November 26 after a standard plan review process that began on September 24, taking 63 days.
The project includes second and third floor front balconies, a rear open three-story stair, a roof stair enclosure with a private roof deck, a concrete patio, and a three-vehicle parking pad. Fees for the permit total $4,253, with $375 paid so far and $3,878 still unpaid. This includes building fees of $2,300, zoning fees of $75, and other fees of $1,878. No fees have been waived.
Construction is expected to cost around $440,000 and is being led by owner JD Housing LLC. Plans were designed by architect Charles Schwartz. When complete, transit nearby the property will include bus stops for the 4, X4, and 39 bus lines.
