The Chicago City Council has approved the mixed-use redevelopment of the three-story structure at 4528 S Cottage Grove Avenue in Bronzeville. Sitting just south of the intersection with E 45th Street, the building is a few doors down from 4508 S Cottage Grove which we covered a few days ago. The proposal is being led by Sunshine Management and Tigist Reda.
Originally announced a few years ago, the redevelopment will include a large new outpost of famed Ethiopian restaurant Demera. Demera’s founder, Tigist Reda, has partnered with Sunshine as well as AP Architects to bring new life to the 1925-built structure. Work will begin with reopening the original storefronts and restoring the existing facade.
Inside the ground floor will be a half of the new Demera location, including a new kitchen space and enclosed side patio. Plans also call for a new build out on the northern side of the building to house an elevator, stairs, and more through the floors above and connect to a new fourth-floor which will boast a large rooftop for the restaurant.
Sandwiched in between that will be 14-residential units made up of 12 two-bedroom and two three-bedroom layouts, some of which will have small balconies. Of these three will need to be considered affordable. The project will cost between $6 to $9 million according to the developer when they received funding earlier this year, which we covered here.
With the design finalized and city approval in hand, the team can now apply for construction permits. Currently a construction date isn’t known, but Reda has mentioned a 2025 opening for the restaurant before.
