A permit has been issued for the renovation and alteration of an existing three-story with basement brick building located at 2641 West Augusta Boulevard in West Town. The permit, which was applied for on April 1 and issued on October 24 after a standard plan review process, allows for the creation of a new basement dwelling unit in the property. This will bring the total number of dwelling units in the building to 7.
The permit lists the owner as 2641 W Augusta LLC based in Chicago. Plans were designed by architect Victor Drapszo.
Fees for the permit total $2,976, with $350 already paid and $2,626 still due. This includes $2,300 in building permit fees, $50 in zoning fees, and $626 in other fees. The reported estimated cost of the renovation project is $150,000.

Is this a newly legalized ADU or would this additional unit have already been permissible?
